30×40 North-Facing House Plan (Vastu)

A north-facing plot is the one Vastu favours most: the road, the front setback and the main door all sit on the north, the side that should stay open and light.

Where each room goes

The main door goes on the north wall, towards its middle or the north-east half. The living room sits behind it, with the pooja in the north-east corner. Keep the south and west of the house heavier and taller — master bedroom in the south-west, staircase and overhead tank in the south or west.

North is up. The road side is marked; the room in each zone is the one Vastu places there first.

Keep the centre of the house — the Brahmasthan — open: a hall, a courtyard or a skylight, never a column, a toilet or a staircase.

What fits on a 30×40 plot

With indicative setbacks of 6 ft in front, 3 ft at the rear and 2.5 ft on each side, the house can be about 25 × 31 ft — 775 sq ft a floor. That is a comfortable 2 BHK on the ground floor; with a first floor, a 3 BHK with a staircase in the south or west. Setbacks, floor area ratio and height limits come from your local development authority or municipality — check them before you build.

The open land: a Vastu garden

The front yard on the north is where the lawn, the tulsi and a water feature in the north-east corner belong; tall trees go along the south and west boundary. Vastu keeps the north and east low and open — lawn, a tulsi plant near the door, water in the north-east — and puts weight in the south and west: palms or tall trees along that boundary, the overhead tank in the south-west. Fire belongs in the south-east: a fire pit or the outdoor kitchen. Vaastukriti's 3D view lays this garden out for you from the plot and the setbacks.

Common questions

Is a 30×40 north-facing plot good as per Vastu?

A north-facing plot is the one Vastu favours most: the road, the front setback and the main door all sit on the north, the side that should stay open and light. The main door goes on the north wall, towards its middle or the north-east half. The living room sits behind it, with the pooja in the north-east corner.

How many bedrooms fit on a 30×40 plot?

With typical setbacks the buildable footprint is about 775 sq ft per floor — roughly a 2 BHK on the ground floor, or a 3 BHK across ground and first floor. Your city's bye-laws decide the exact setbacks.

Where should the kitchen be in a north-facing house?

In the south-east (Agni), with the cook facing east; the north-west is the accepted alternative. Never in the north-east.

Plans from Vaastukriti are for planning and review. They are not construction drawings: a registered architect and a structural engineer must check and sign them before you build.
